The community got a closer look at the Pacic Gateway project, a proposed development of 1,577 acres south of Tracy. It’s a reworking of a previous proposal, this one further to the south and mostly away from Durham Ferry Road, which had been the northern boundary of the earlier plan. The new plan covers land between the Delta Mendota Canal and the California Aqueduct with access to Highway 132 and Interstate 580.

A conversation grounded in facts

Public discussion about major community development projects is important and must be grounded in facts. A look back at 2025

The Pacific Gateway development proposal came back as a reworked concept. Ridgeline Property Group LLC presented plans for a 1,577-acre industrial development between the Delta Mendota Canal and California Aqueduct at the start of the year. The new plan shows access to Highway 132 and Interstate 580 while being further to the south than the previous plan. Just like in 2023 when the project was introduced it is still opposed by rural neighbors who would see farmland in the area developed for warehouses, and new and expanded roadways bringing increased traffic to the proposed development (Jan. 17).

Pacific Gateway Project hosts open house to get input from Tracy residents amidst concerns

Ridgeline Property Group is in its public comment period and hosted an open house at New Jerusalem Elementary School to inform the community about its 1,500-acre mixed-use Pacific Gateway Project in Tracy. “I’m very excited about the amount of jobs we’re going to bring to San Joaquin County,” Steve Arthur, Ridgeline Property Group partner, said. “This is a $3.6 billion economic engine for the county.” Arthur said the project will bring $135 million in annual revenue to San Joaquin County, more than 15,000 full-time jobs, more than 23,000 construction jobs, and $3.6 billion of economic output.

It’s a new version of a 1,612-acre project that, upon being presented last year, was unpopular with rural residents in the area around Chrisman and Durham Ferry roads. The proposal now includes 1,577 acres, and is pushed further to the south to include land mostly between the Delta Mendota Canal and California Aqueduct north of Highway 132, with Tracy Boulevard at the western end and Bird Road on the eastern end.

Today’s academic senate marked the first senate meeting for the 2025–26 school year. Last academic year, the senate ended with a lot of turmoil and division about the vote of no confidence pertaining to Dr. Mildred Garcia, the Chancellor of the CSU system. This academic senate meeting saw the continuation of this topic alongside some new items brought to the floor. The discussion item for today’s senate pertained to the vote of no confidence in Chancellor Mildred Garcia and CSU Board of Trustees. The overall consensus was that the faculty have low confidence in both the Chancellor and how the university is handling this situation.

Stan State exploring Pacific Gateway project as possible site for satellite campus

California State University, Stanislaus, and Ridgeline Property Group announced on Tuesday that they are exploring the possibility of including a campus for Stanislaus State University as part of the proposed Pacific Gateway development south of Tracy. Pacific Gateway is planned as a 1,577-acre mixed-use development on the north side of State Highway 132 at Interstate 580, mostly between the California Aqueduct and the Delta Mendota Canal. The project includes a 66.5-acre university campus at the north end of the development.
