Parks & Open Space

Pacific Gateway enhances community wellbeing by integrating parks, open spaces, pedestrian networks, and vibrant landscaping that encourage outdoor activities and connection to nature. Dual purpose storm basins in certain locations will capture runoff, control flooding, and treat water, but also will feature public amenities like recreation and picnic areas, exercise trails and rest areas. These open spaces, spread throughout Pacific Gateway, will be well-connected by pedestrian and bicycle paths, offering diverse options for activity and relaxation to support the social and environmental health of the community.

New Fire Station

Pacific Gateway includes a new fire station for the South San Joaquin County Fire Authority, improving emergency response times and serving the community and park. Beyond fire protection, the station will offer fire prevention programs, emergency preparedness workshops, enhanced medical response capabilities, and an area for first responder training activities. Strategically located, it will support faster access to high-risk areas and serve as a regional hub for disaster management and community safety education.

New VFW Facility

Pacific Gateway has dedicated a site for a new 11,500-square-foot building for the Veterans of Foreign Wars (VFW) Tracy Post 1537, providing a modern space for services, outreach, and community use. The VFW, a nonprofit organization for eligible veterans and service members, offers programs supporting veterans, their families, and the community.

The facility will house meeting spaces, administrative offices, and be available for events such as weddings, receptions, and school dances. Additionally, the site will include parking for recreational vehicles, offering traveling veterans a safe and secure location for short-term stays.

Improved Roadways

Pacific Gateway, in southwest San Joaquin County, situated at the crossroads of State Route 132 and Highway 580 providing connectivity to Interstate Highway 5 and State Route 99,  is ideally located to leverage existing truck routes and freeway infrastructure critical to local, regional and national supply chain. The project will be developed in phases with extensive infrastructure improvements, including upgraded roadways, expanded utilities, and enhanced transportation networks to support both initial and long-term growth.

Enhanced Flood Protection

Pacific Gateway will address periodic local flooding from heavy rain events by implementing a comprehensive stormwater management system. This system will capture both project-generated runoff and existing stormwater flows, directing them into a network of basins designed to alleviate localized flooding. The detained water will then naturally percolate into the soil, recharging groundwater supplies and contributing to long-term water sustainability.
